Why Norwich Systems Fill Up With Sludge

Norwich has two problems that compound each other, and most of the city has both.

The first is the water. Norfolk sits on chalk, so Norwich is a hard water area — limescale forms on the heat exchanger and inside the pipework. The second is the housing. Large parts of the city, especially NR2 around Unthank Road and the Golden Triangle, are Victorian and Edwardian terraces where the heating has been extended, patched and part-replaced for a century. Mixed-age steel pipework and old radiators corrode from the inside and shed magnetite: fine black iron-oxide particles.

Magnetite is heavy. It drops to the bottom of radiators, packs into the base, and the radiator goes cold at the bottom while staying hot at the top. It also chews through pump bearings and clogs the narrow waterways of a modern combi. These are two different jobs, and plenty of Norwich systems need the heavier one. We will tell you which before we start, not after.

Oil and LPG Systems in the Villages Around Norwich

Past the ring road, mains gas thins out quickly. Villages across NR8, NR9, NR10, NR13 and NR14 — Taverham, Drayton, Brundall, Poringland and the rest — are frequently off the gas grid and run on oil or LPG.

It makes no difference to a cleanse. Magnetite forms on the water side of the system, in the radiators and pipes, not at the burner. An oil-fired system in a Norfolk village sludges up exactly like a gas combi in the city — and because off-grid heating tends to be older, gravity-fed or open-vented, we often find more of it. Cleaning Before a New Boiler

Boiler manufacturers require the heating system to be cleaned before a new boiler is commissioned. Skip it and you can invalidate the warranty on a boiler that is days old — and you will be pumping decades of magnetite through a brand new heat exchanger with waterways narrower than anything the old system ever had.

On a century-old Norwich terrace that has never been cleaned, we will usually recommend a full power flush before installation rather than a MagnaCleanse.
