Boiler Point services gas, oil and LPG boilers across Great Yarmouth, Gorleston and the surrounding NR30 and NR31 postcodes. An annual service costs £80 to £150 depending on the boiler and whether you need a landlord CP12 certificate, and we agree the price before the appointment is booked. All work is carried out by Gas Safe registered engineers. Call 01493 295 064.
Great Yarmouth is not a town we drive out to — it is where we are based. Our engineers are in NR30 and NR31 every working day, from the seafront guest houses on Marine Parade to the cliff-top streets in Gorleston, the estates at Bradwell and Belton, and the off-grid oil boilers out towards Burgh Castle and Filby. This is the area we know best and reach fastest.
A boiler two miles inland and a boiler on Marine Parade are not living the same life. Salt-laden air is corrosive, and on the Great Yarmouth and Gorleston coast it works away at every part of the system that sits outside the wall.
The parts that suffer first are the external flue terminal, the flue joints and seals where they pass through the wall, the external condensate pipework, and the casing of any boiler mounted in an outhouse, garage or unheated utility. Corroded flue components are not a cosmetic problem — a flue that is no longer sealing correctly is a combustion safety issue.
On top of that, Norfolk sits on chalk, so this is a hard water area. Limescale forms on the heat exchanger, the boiler has to burn harder to move the same heat, and you get the rumbling or banging noise people call kettling. Salt on the outside, scale on the inside — an annual service catches both while they are still cleaning jobs.

Great Yarmouth runs on its season. The Marine Parade guest houses, the B&Bs and holiday flats behind the seafront, the caravan and holiday parks at Caister, Hemsby, Scratby and Hopton — they all fill up, and they all have gas appliances that the law treats exactly the same as any other rented property.
If you let accommodation, you need a landlord gas safety record (CP12) every 12 months on every gas appliance: the boiler, but also the gas fire in the lounge, the cooker in the kitchenette, the hob in the caravan. Not just the boiler. Holiday lets are not exempt, and a lapsed certificate is not a paperwork problem — it is an unlimited fine and, in the worst cases, a prosecution.
The annual service and the gas safety certificate are done in the same appointment, on each appliance, with a written record for your compliance file. One engineer, one visit, one date to remember.
A lot of seaside accommodation sits cold, empty and unused from October to Easter. Systems that have stood idle behave badly when they are fired up again — airlocks, seized pumps, dropped pressure, seals that have dried out. Getting the property serviced and recommissioned before the first booking is far cheaper than losing a changeover day to a breakdown.
On the way out of the season, draining down and protecting a system properly — particularly external condensate runs on exposed coastal properties — saves you the classic first-cold-snap failure.
If you run several units, flats or vans on the same site or the same street, they can be scheduled together rather than as separate call-outs. We will work around your changeover days.
We can keep your CP12 renewal date on file and prompt you before it lapses, so it never falls due in the middle of a full season.
This is a genuinely local specialism. Most of the country does not have a heating trade that has to think in seasons — here, we do.
Our owner walks through the full annual service, start to finish
What we find on a service depends a lot on where in the borough you are. The town, the cliff-top, the estates and the villages all behave differently.
Old pipework, patched and part-replaced over a century, and often a combi squeezed into a kitchen or a loft. Sludge is common, radiators go cold at the bottom, and flue routes can be awkward. These are also the properties most likely to have been converted into flats or lets, which means more gas appliances to certificate.
Exposed to the worst of the salt air and often carrying several gas appliances across several rooms. Larger systems, heavier hot water demand, and a legal requirement for a CP12 on every appliance every 12 months.
A mix of inter-war semis and later housing. Exposed cliff-top properties get the same salt exposure as the Yarmouth seafront, and external condensate pipes on the weather side are the ones that freeze first in January.
Mostly modern condensing combis, many still inside the manufacturer warranty. Here the service is largely about keeping that warranty valid — miss one year and you can void cover on a boiler that is only a few years old.
Once you are out of the built-up area, mains gas thins out and oil and LPG take over. Oil boilers need servicing at least annually and are far less forgiving of a skipped year. We service oil and LPG as well as gas, so it is one engineer either way.
Multiple small gas appliances across many units, seasonal use, and a hard deadline every spring. Best handled as a planned block booking rather than a scramble in March.

We are a Great Yarmouth business, based in the town, and NR30 and NR31 are covered every working day.

Guest houses and older Yarmouth properties rarely have only a boiler. If there are gas fires, cookers or hobs on site, they need checking too — and they belong on the same certificate and the same visit.
