Wide Coverage

A MagnaCleanse is a rapid magnetic cleanse of your central heating system. We connect a powerful magnetic filter rig to your existing pipework, circulate a chemical cleaner, and pull out the black iron-oxide sludge — magnetite — that has settled in your radiators and pipes. Nothing is disconnected, nothing comes off the wall, and it is normally a few hours rather than a full day. In Great Yarmouth it costs £300 to £450 depending on system size and contamination, agreed before we book. Call 01493 295 064.

Boiler Point is based in Great Yarmouth. This is our home patch — NR30, NR31, Gorleston, Caister, Hemsby and the villages around them. We are Gas Safe registered and we know these properties, because they are the ones we work in every week.

The Great Yarmouth Problem: Systems That Sit Still

Great Yarmouth runs on a seasonal economy, and so does a lot of its heating. Guest houses, B&Bs, seafront holiday flats, Gorleston lets and caravan park units get hammered from Easter through to the end of the season — then sit idle for months with water standing in the radiators and pipework.

That standing water is the problem. Water sitting still against steel radiators corrodes them from the inside, and corrosion produces magnetite — fine, heavy, black iron-oxide particles. Come the new season the heating goes back on, the sludge that formed over the quiet months gets stirred up, and it goes straight through the pump and the boiler. Cold radiators in a let room in April are almost always this.

A MagnaCleanse out of season is the cheap version of this problem. The same job in July, with a guest in the room, is a much more expensive one.

Salt Air, Hard Water and Victorian Seaside Terraces

Three things work on a Great Yarmouth heating system at the same time, and most properties here have all three.

Old pipework in the seaside terraces

Much of NR30 — the town, the Rows, Southtown — and the older parts of Gorleston is Victorian and Edwardian terraced housing. The heating in these properties has been patched, extended and part-replaced over generations. Mixed-age steel pipework and old radiators corrode from the inside and shed magnetite continuously.

Hard water

Norfolk sits on chalk, so this is a hard water area. Limescale forms on the heat exchanger and in the pipework at the same time as magnetite is forming in the radiators. Scale and sludge together are why so many local systems underperform long before the boiler is actually worn out.

Coastal salt air

Salt air corrodes external pipework, flue terminals and exposed metalwork faster than inland. It is not the cause of the sludge inside your radiators, but it is worth an engineer looking at while they are on site — and it is one more reason coastal systems age faster than the manual assumes.

Signs Your System Is Full of Magnetite

Radiators hot at the top, cold at the bottom
Black or dirty water when you bleed a radiator
Kettling, banging or gurgling pipes
One or two rooms that never warm up properly
Slow to heat through after the system has stood idle
Repeated boiler lockouts or falling pressure
A pump that is noisy, or has already been replaced once
A let property whose heating is off for months at a time

MagnaCleanse or Power Flush?

They are two different jobs, and we will tell you which one your system actually needs before any work is booked — not after we have arrived.

A MagnaCleanse is right when:

  • • The system is dirty but still circulating — every radiator warms up, even if unevenly
  • • You need it done in hours, with radiators left on the wall — a real advantage in a let or guest house
  • • You are cleaning out of season as maintenance, before the bookings start
  • • The system has been cleaned before and needs refreshing

A power flush is right when:

  • • Radiators are stone cold and the system is effectively blocked
  • • An old NR30 or NR31 terrace has never been cleaned in its life
  • • A new boiler is going in and the manufacturer requires a proper clean first
  • • Debris has to be physically dislodged rather than captured magnetically

Power flushing costs £300–£600 and takes longer. See our power flushing in Great Yarmouth page.

For Guest Houses, Holiday Lets and Caravan Parks

If you let property in Great Yarmouth or Gorleston, the heating is not just a comfort issue — it is a review, a refund and a cancelled booking. And the properties most likely to sludge up are exactly the ones you cannot afford to lose a room in.

  • Radiators stay on the wall, so rooms do not have to be stripped out
  • Typically a few hours per system rather than a full day
  • Best booked out of season, before the first arrivals
  • Corrosion inhibitor dosed in afterwards to slow the sludge coming back over the idle months
  • A magnetic filter fitted at the same time keeps catching magnetite between cleanses

Call 01493 295 064 and we can talk through what your properties actually need.

What Happens on the Day

1

System assessment

We check each radiator top and bottom, look at the system water, and confirm whether a MagnaCleanse will do the job or whether the system needs a power flush.

2

Rig connected

The MagnaCleanse magnetic filter rig is connected to your existing pipework. No radiator is disconnected and no radiator comes off the wall.

3

Cleaner circulated

A chemical cleaner is circulated through the system, lifting magnetite and debris off the inside of the radiators and pipework.

4

Magnetite captured

The magnetic filter captures the black iron-oxide sludge out of the circulating water. We can show you exactly what came out of your system.

5

Inhibitor added and tested

Corrosion inhibitor is dosed into the clean system — important on a property that will stand idle out of season — then we balance and test the heating and check every radiator warms through.

MagnaCleanse in Great Yarmouth: Common Questions

A MagnaCleanse is ADEY’s rapid magnetic system cleanse. We connect a powerful magnetic filter rig to your existing pipework and circulate a chemical cleaner, so magnetite — the black iron-oxide sludge that builds up inside radiators and pipes — is captured magnetically. No radiator is disconnected and no radiator comes off the wall. A power flush is a different job: high-volume water and chemical pushed through the system at pressure to physically dislodge debris. It takes longer, often a full day, and is more disruptive — but it is what a badly blocked system actually needs.
A MagnaCleanse typically costs between £300 and £450 depending on the size of the system and the level of contamination. A full power flush is £300 to £600. Great Yarmouth is our home patch — we are based here — so you get the price confirmed before we book.
Because the heating sits still for months. A seafront guest house, a Gorleston holiday flat or a caravan park unit typically runs hard from Easter to the end of the season, then sits idle with water standing in the radiators and pipework through the winter. Standing water in a system with steel radiators corrodes, and corrosion produces magnetite. Then the season starts, the heating gets hammered, and the sludge that formed over the quiet months is stirred straight through the boiler. It is the single most common reason we get called out to cold radiators in NR30 and NR31 in the spring.
Out of season, before you take bookings. A MagnaCleanse takes a few hours rather than a full day and radiators stay on the wall, so a multi-room guest house can be cleansed without stripping rooms out. Getting it done in the quiet months means the system is clean and dosed with inhibitor before the first guests arrive — rather than discovering the problem when a room is occupied and the radiator is cold.
Coastal salt air corrodes external pipework, flue terminals and any exposed metalwork faster than inland — that is a real Great Yarmouth issue and it is worth checking. The sludge inside the system, though, is a separate problem: magnetite forms on the water side, from steel radiators reacting with the system water. Great Yarmouth gets both. Add hard water — Norfolk sits on chalk, so limescale forms too — and you have three things working on the same system at once.
It means magnetite has settled in the base of the radiator. That is the textbook sign. Others: black or dirty water when you bleed a radiator, kettling or banging pipes, a system that takes a long time to warm through, radiators that never get properly hot, and repeated boiler lockouts. If the system is dirty but still circulating, a MagnaCleanse is normally the right answer. If it is genuinely blocked — common in the older seaside terraces around the town that have never been cleaned — we will recommend a power flush instead.
Yes. Manufacturers require the system to be cleaned before a new boiler is commissioned, and skipping it can void the warranty. It is also the fastest way to wreck a new heat exchanger — a modern combi has far narrower waterways than the old system it replaced. On an old NR30 terrace that has never been cleaned we would usually recommend a power flush rather than a MagnaCleanse before installation.
Great Yarmouth is where we are based, so it is the area we reach fastest — NR30, NR31, Gorleston, Bradwell, Belton, Burgh Castle, Hopton, Caister-on-Sea, Hemsby, Ormesby and Martham.
