Boiler Point repairs gas, oil and LPG boilers across Great Yarmouth, Gorleston and the surrounding NR30 and NR31 postcodes. Most repairs cost £60 to £200 depending on the fault, we diagnose before we quote, and there is no call-out fee — you pay for the work we complete and nothing else. All gas work is carried out by Gas Safe registered engineers. Call 01493 295 064.
We are based in Great Yarmouth. That is not a marketing line — it is why we can get to a broken-down boiler in NR30 or NR31 faster than firms driving out from Norwich or Lowestoft. Our engineers are in these streets every working day.
And we repair first. A boiler that can be economically fixed gets fixed. We only recommend a replacement when a repair is unsafe, not viable, or costs more than the boiler is worth — and we will show you why rather than simply telling you.
Boilers on the Norfolk coast break in ways boilers twenty miles inland do not. Two faults in particular come up here again and again, and if you live in Great Yarmouth or Gorleston it is worth knowing about both.
A modern condensing boiler produces acidic waste water and drains it away through a plastic condensate pipe. On a lot of properties here that pipe runs outside, up an exposed wall, sometimes on the weather side of a seafront or cliff-top house. In a hard frost — especially with wind driving off the sea — it freezes solid.
The boiler detects that it cannot drain, and shuts itself down. You get a lock-out, an error code, and no heating on the coldest morning of the year. Most people assume the boiler has died. It has not — it is a blocked drain, and the boiler is doing exactly what it is designed to do.
It is also preventable. Lagging the external run properly, fitting a wider-bore pipe, shortening the outside section or re-routing it internally usually ends the problem permanently. If your boiler has locked out in a cold snap more than once, that is the conversation to have — not a new boiler.
Salt-laden air is corrosive. On seafront and exposed properties in NR30 and NR31 it attacks the external flue terminal, the flue joints and seals where they pass through the wall, the condensate pipework, and the casing of any boiler sitting in a garage, outhouse or unheated utility.
A corroded flue is not a cosmetic issue. A flue that is no longer sealing correctly is a combustion safety problem, and it is one of the first things we check on any coastal repair visit — whatever you originally called us about.

The faults we are called out to track the housing stock closely. The town, the cliff-top, the estates and the villages each have their own pattern.
Frozen external condensate pipes, most often on the weather side of seafront and cliff-top houses. Fixable on the visit, and preventable for good.
Town centre and Southtown pipework laid, patched and part-replaced over a century. Radiators cold at the bottom, boiler working far harder than it should. Usually a system clean, not a boiler part.
Norfolk sits on chalk. Limescale forms on the heat exchanger and water boils against it. The rumble is a warning sign, not a quirk.
Salt air eats terminals, seals and external joints. A combustion safety issue, not a cosmetic one.
A boiler needing topping up every few weeks has a leak or a failed expansion vessel. We find the cause rather than treating the symptom.
Heating works but hot water does not, or vice versa. Common on the modern combis around Bradwell and Belton. Usually a straightforward repair, and almost always cheaper than the replacement you may be told you need.
Nozzles, filters and lock-outs out through Burgh Castle, Filby, Ormesby and Martham. We cover oil and LPG as well as gas.

A boiler failure in a Marine Parade guest house or a holiday let at Hemsby or Hopton is not just an inconvenience — it is a changeover day with no hot water and guests arriving. We understand how the season works here and we know a repair in July is a different kind of urgent to a repair in February.
Most in-season failures we attend are traceable to a system that stood cold and unused all winter and was fired up without being checked. If you let accommodation, an annual service and CP12 before the season is the cheapest insurance there is.
Whatever the make, model or age, we diagnose it properly before we quote a price.

Call or book online. An error code, a noise, or “it stopped after the frost” all tell us something useful before we arrive.
We find the actual fault rather than guessing at a part. On coastal properties that includes checking the external flue and condensate run, whatever the original symptom was.
You get a clear price for the repair before any work starts. No call-out fee, no obligation.
Our vans carry the common parts, so most faults are fixed there and then rather than left waiting on an order.
We explain the fault and, where it is a preventable one — a frozen condensate run, a corroded terminal, a sludged system — we tell you what would stop it happening again.
Repair-first, no call-out fee, work guaranteed

A good number of the “broken boiler” calls we take in the older parts of town turn out to be a problem with the system around the boiler, not the boiler itself. In those cases the honest answer is not a new boiler — it is:
No heating, no hot water, or a boiler that has locked out with an error code? Call 01493 295 064 or book online. We are based in the town, there is no call-out fee, and you will know the price before any work starts.
If it happened during a cold snap and your condensate pipe runs outside, a frozen condensate is the most likely cause on a coastal property.
It is a blocked drain, not a dead boiler — and once it is lagged or re-routed properly it usually stops happening for good.
