We are based in Great Yarmouth and have been working across Norfolk for years, which means we service Norwich properties week in, week out — from Victorian terraces in the Golden Triangle to new-build estates at Sprowston and Cringleford, and the off-grid oil boilers in the villages beyond the ring road.

Why Norwich Boilers Need Servicing More Than the Manual Suggests

Norfolk sits on chalk, and Norwich is classed as a hard water area. That matters more for your boiler than most people realise.

Hard water deposits limescale inside the heat exchanger and across the pipework. A scaled heat exchanger has to burn more gas to transfer the same heat, so the boiler runs hotter, works harder and wears out faster. It is also the most common cause of the kettling noise — that rumbling or banging when the heating fires up — that we get called out to across the city.

An annual service catches scale build-up while it is still a cleaning job. Left alone, it becomes a heat exchanger replacement, which is one of the most expensive single parts on a boiler.

Norwich Property Types, and What They Mean for Your Service

Norwich is not one housing market, and a boiler service is not one job. What we find depends a lot on where in the city you are.

Victorian and Edwardian terraces (Golden Triangle, Thorpe Hamlet, NR2)

Older pipework, often partly replaced over decades, and frequently a combi squeezed into a kitchen or loft. We see more sludge and more restricted flues here than anywhere else in the city. Some of these streets sit in conservation areas, which can restrict where a flue is allowed to terminate — worth knowing before you plan a replacement.

Student lets and HMOs (NR2, NR4 around UEA)

Heavy, constant demand on the hot water and a legal requirement for an annual CP12 on every gas appliance. Landlords with several properties can book them together — see below.

1930s semis (Eaton, Earlham, Hellesdon)

Typically an older system or conventional boiler with a cylinder. These respond well to servicing, but they are also where an upgrade to a modern condensing boiler pays back fastest on the fuel bill.

New-build estates (Sprowston, Cringleford, Costessey, Taverham)

Modern condensing combis, usually still inside the manufacturer warranty period. The service here is mainly about keeping that warranty valid — miss a year and you can void cover on a boiler that is only a few years old.

Off-grid villages (NR9, NR10, NR13, NR14, NR15)

Once you are past the ring road, mains gas thins out and oil and LPG take over. Oil boilers need servicing at least annually and are less forgiving of being skipped. We service oil and LPG as well as gas, so it is one engineer either way.

Landlord Gas Safety Certificates (CP12) in Norwich

If you let a property in Norwich, you are legally required to have every gas appliance checked by a Gas Safe registered engineer every 12 months, and to give your tenant a copy of the gas safety record within 28 days. Norwich has one of the larger private rented sectors in the region, driven by the university and the city centre professional market, and CP12s are a large part of what we do here.

  • CP12 certificate issued in the same visit as the annual service — one appointment, not two
  • Multiple properties can be scheduled together on the same day where they are close enough
  • Written record provided for your tenant and your own compliance file
  • We can hold your renewal date and prompt you before it lapses

A lapsed CP12 is not a paperwork problem — it is an unlimited fine and, in the worst cases, a prosecution. It is the one date in the letting calendar worth being early on.

Boiler Servicing in Norwich: Common Questions

Boiler Point provides professional gas boiler servicing across Norwich and the surrounding NR postcodes. Our Gas Safe registered engineers service most makes and models, and can advise on repairs, maintenance or replacement if an issue is found. Call 01493 295 064 or use our booking form to arrange an appointment.
Most boilers should be serviced once a year to help maintain safe, efficient operation and identify developing faults early. Landlords must arrange an annual gas safety check for each gas appliance and flue provided for tenants. A gas safety check is not always the same as a full boiler service.
Not automatically. A 20-year-old boiler may still be safe to use if it has been maintained properly, but older boilers are usually less efficient and can become more expensive to repair. An engineer can assess its condition and explain whether servicing, repair or replacement is the most sensible option.
No. You should never attempt to service a gas boiler yourself. Boiler servicing and work on gas components must be carried out by a suitably qualified Gas Safe registered engineer. You can follow the manufacturer’s instructions for basic controls, but do not remove the boiler casing or work on gas parts.

British Gas installation prices vary according to the boiler model, property size, heating system, flue requirements and installation complexity. For an accurate current price, request a quotation directly. Boiler Point also provides boiler replacement and installation across Norfolk with a clear written quotation.
Yes. Norwich itself is mostly on mains gas, but many of the surrounding villages in NR9, NR10, NR14 and NR15 are off the gas grid and run on oil or LPG. We service gas, oil and LPG boilers, so you do not need a separate engineer for an off-grid property.
Norfolk sits on chalk, and Norwich is a hard water area. Hard water leaves limescale on the heat exchanger and in the pipework, which makes a boiler work harder, run noisier and fail sooner. An annual service catches that build-up before it becomes a breakdown.
Yes. A landlord gas safety record (CP12) is a legal requirement every 12 months for every gas appliance in a rented property. Norwich has a large student and professional rental market, and we issue CP12 certificates alongside the annual service in a single visit.
We work out of Great Yarmouth and cover Norwich and the surrounding NR postcodes.
We check the boiler is burning correctly and safely, test the flue for spillage, inspect seals and the heat exchanger, check gas pressure and flow, test the safety devices and controls, and clean the components that need it. You get a written record of what we found at the end.
Almost always, yes. Manufacturers including Worcester Bosch, Vaillant, Ideal and Baxi require an annual service by a Gas Safe registered engineer to keep the warranty in force. Miss one and you can invalidate cover on a boiler that still has years left on it.
